We let and manage furnished and unfurnished property of all types throughout Liverpool and the surrounding areas including Widnes, Warrington and the Wirral. - All of our managed properties are Gas safe certificated and inspected for electrical safety and furniture fire safety.
- Your security deposit (bond) will be held in a designated Client Account for a maximum of 10 days in accordance with recommended practice. This will then be forwarded to and protected by The Deposit Protection Service (The DPS). Please see below for details.
Guide for Tenants
Finding a property
Contact us to provide brief details about yourself and the accommodation you require. We will then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. Commence searching at least a month before you wish to move as the most sought after properties are viewed and reserved quickly. Urban aim to be Student and DSS friendly, however we regret some properties may be restricted due to Landlord instructions. However, if you can provide a deposit, guarantor and 1 month’s rental in advance, most landlords can assist. Our tenancies are granted for a minimum term of 6 months and are all Assured Shorthold Tenancies (AST's).
Viewings
Viewings can be arranged at times to suit you, including evenings and weekends. You will be accompanied by a qualified member of staff who can give advice and answer any questions you may have.
Reserving the property
Once you have decided on a property you will need to reserve it by paying a 'holding deposit' of £100 while we process your application. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be fully refunded. However the deposit will be forfeit if you decide not to proceed for any reason or if you fail to provide complete and accurate information in your application.
References
As a minimum we will require satisfactory references from your employer (or college), and a previous or current landlord. We may also require a personal reference and sometimes a guarantor. In addition a credit check will be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references. The only fees we charge Tenants are for the Admin services above - £50.00 plus VAT. Most of our competitors will charge you at least £100.00 per person!
Rents
Rents are normally quoted calendar monthly (pcm), and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account.
Deposit
Your security deposit (bond) will be held in a designated Client Account for a maximum of 10 working days in accordance with recommended practice. Your deposit will then be forwarded to and protected by The Deposit Protection Service (The DPS) in accordance with the terms and conditions of the DPS. The terms and conditions and ADR Rules governing the protection of the deposit including the repayment process can be found at www.depositprotection.com. This will ensure your monies are protected accordingly. We will give you full advice on this upon contact. This money (usually 1 months rent) is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement.
Fees
We only charge £50.00 + vat per applicant to cover administration and referencing costs!!!
